About Note Central

A marketplace for privately held US real estate notes — where sellers list, buyers run real diligence, and offers happen in one place.

Matthew Mubarak

Founder

I started Note Central after seeing how difficult it was to buy and sell privately held mortgage notes. Listings were scattered across forums, Facebook groups, spreadsheets, and email chains. Important information was often missing, due diligence was inefficient, and there was no simple, trustworthy place for note holders and investors to connect.

As a real estate professional and investor, I've spent years working with buyers, sellers, and investors across a wide range of transactions. That experience showed me how much friction still exists in the secondary note market and how much opportunity there is to improve it through better technology.

Note Central is my answer to that problem: a clean, transparent marketplace where sellers can list notes with real, structured data and buyers can perform meaningful due diligence before making an offer. We believe note transactions should be efficient, transparent, and driven by the parties involved.

Listing and browsing are free; a platform technology fee applies when a note sells, and it's always disclosed before you commit. We don't hold your funds or tell you what a note is worth. Our role is simple: provide the tools, data, and marketplace infrastructure needed to help serious buyers and sellers find each other and transact with confidence.

Our mission is to modernize the note industry by creating the most trusted and efficient marketplace for buying and selling real estate notes.

Why we exist

Privately held real estate notes — seller-financed mortgages, deeds of trust, land contracts — are bought and sold every day, but the market has always been opaque. Deals happen through scattered email lists, brokers taking a spread, and PDFs passed around with little structure. Note Central brings that market into one transparent place: standardized listings, clear economics, and one platform where the people who own notes and the people who want to buy them can negotiate.

What we believe

  • Deals belong to the parties.Buyers and sellers negotiate their own terms, right on the platform. We don't price, broker, or steer your deal.
  • Transparency builds trust. Buyers see real, structured note data up front and can run their own diligence with tools like the built-in yield calculator.
  • Your information is yours. Sensitive details — street addresses and diligence documents — stay locked behind a confidentiality agreement every buyer accepts before viewing them.

What Note Central does — and doesn't — do

We are a marketplace platform. Sellers list notes; buyers accept a one-time confidentiality agreement to unlock full detail; offers, counters, and messaging all happen on Note Central. Listing and browsing are free, and a platform technology fee applies when a note sells — always disclosed before you commit. We do not hold funds, set prices, broker deals, or provide legal, tax, financial, investment, or lending advice. Closings are completed with independent professionals — title companies, attorneys, and servicers — with the platform coordinating along the way.
