Note Central
For note buyers

Buy mortgage notes directly from the holder

Note Central is a marketplace for privately held US mortgage notes, deeds of trust, and land contracts. Browse free, unlock full diligence detail with one confidentiality agreement, and make your offer on the platform — closings are completed with independent professionals.

You're in the right place if…

  • You want to buy performing or non-performing notes from the holder who owns them — no broker chain.
  • You'd rather run your own diligence than take someone else's word for a note's numbers.
  • You want to model yield at your own purchase price before you ever reach out.
  • You're buying personally or through an LLC, self-directed IRA, or trust.
  • You want to negotiate in writing — offer, counter, accept — and buyers pay no platform fee.

How it works for buyers

From first filter to an accepted offer — all on the platform.

  1. 1

    Browse & filter the inventory

Search every active listing and narrow by rate, balance, estimated yield, LTV, performance, lien position, property type, and location. Browsing is free — no account needed.

  2. 2

Model the deal on the listing

Every listing has a built-in calculator: your yield at any purchase price, investment-to-value and investment-to-balance, and a month-by-month amortization preview. Your numbers, your assumptions.

  3. 3

Verify once, accept the confidentiality agreement once

Two quick one-time steps. First verify your identity — about a minute with a government ID and a selfie, handled by Stripe (we never see or store your document). Then agree to the platform's confidentiality agreement — it's public, so read it first. One agreement covers every note on the marketplace: the exact street address and the seller's uploaded diligence documents unlock instantly, with no waiting on the seller.

  4. 4

Make your offer on the platform

On a firm-price note, buy at the asking price in one click. On an or-best-offer note, propose your price and trade counters until one side accepts. Questions and negotiation stay in on-site messages, and the closing is completed with independent professionals, coordinated by the platform.

How trust works here

No black box — the rules of the marketplace are the same for everyone.

One-time confidentiality agreement

Accept the platform's confidentiality agreement once and full detail unlocks on every active listing — the exact street address and the seller's documents. The agreement is public, so both sides know the terms up front.

Offers & messaging on-platform

Negotiation happens here: accept a firm price in one click, or trade offers and counters until one side accepts. Every message stays in one thread on Note Central, and the parties' contact information is never exchanged.

Independent closing professionals

Note Central never holds funds, never brokers, and never gives legal, tax, or investment advice. Closings are completed with independent professionals, with the platform coordinating the process.

Operated by Note Central LLC

A North Carolina limited liability company. We run the marketplace and coordinate the process — never a broker, and never a party to the note sale itself. A platform technology fee applies when a note sells, always shown before you commit.

Buyer questions

Does it cost anything to browse?

No. Anyone can browse the full marketplace, use the core filters, and run the built-in yield and amortization calculator on any note without paying. A free account plus the one-time confidentiality agreement unlocks full listing detail. Buyers pay no platform fee at all — the platform technology fee is paid by the seller, only when a note sells, and it's disclosed to both parties before a deal is committed.

What can I see before accepting the confidentiality agreement?

The economics and the profile of the note: asking price, balances, rate, monthly payment, remaining term, LTV, lien position, performance status, note type, property type, city/state/zip/county, plus the seller's description and photos. The exact street address and the seller's documents unlock once you accept the platform's one-time confidentiality agreement.

How fast do I get full listing detail?

Minutes, once. Verify your identity (about a minute, handled by Stripe) and accept the confidentiality agreement — both one-time steps you can do from any listing page — and every active note on the marketplace unlocks: the exact street address and the seller's uploaded diligence documents. There is no separate paperwork for each note and no waiting on the seller.

How do offers work?

Firm-price listings can be bought at the asking price in one click. Or-best-offer listings take written offers: you propose a price and the seller accepts, declines, or counters, and either side can accept the other's number. All negotiation and messaging happen on Note Central — the parties' contact information is never exchanged.

Does Note Central verify sellers or listings?

We verify the people, not the notes. Every buyer and seller completes a one-time government-ID verification with Stripe before they can transact — publish a listing, unlock diligence, make offers, or message — so the seller behind a note is a verified identity, and sellers know the same about you. The listings themselves are a different matter: economics, documents, and profile details like track record are the seller's own claims and aren't underwritten by Note Central. Treat listing contents as unverified until you confirm them yourself during diligence, and report anything that looks off from the listing page.

Can I buy through an LLC, self-directed IRA, or trust?

That's between you and the seller. You negotiate the price on the platform, and the purchase itself is papered between the two of you at closing with independent professionals — so structure it however you and your own attorney, custodian, or tax advisor decide. Note Central can't advise you on whether or how to do that.

How do I hear about new notes that match my buy box?

Save a search with the filters you care about and it becomes an email alert. Choose instant, daily digest, or weekly digest, and edit or pause alerts anytime from your alerts page.
