Note Central
For note holders

Sell your mortgage note on your terms

List a privately held note, deed of trust, or land contract; keep the address and documents locked behind the platform's confidentiality agreement; and take offers right on the platform. Note Central never holds the funds — closings are completed with independent professionals.

You're in the right place if…

  • You hold a mortgage note, deed of trust, or land contract — from seller-financing a property or private lending — and want to sell all or part of it.
  • You want the street address and your documents kept private, visible only to signed-in buyers under the platform's confidentiality agreement.
  • You want offers in writing on your dashboard — accept, counter, or decline on your schedule — instead of fielding cold calls.
  • You want the cost clear up front: free to list, with the platform's technology fee shown before you accept any offer.

How it works for sellers

From a private listing to an accepted offer — you stay in control at every step.

  1. 1

    Create your listing

Enter the economics, terms, and property details at List a note. We auto-fill the monthly payment and clearly flag which fields are public and which stay private — the exact street address is never shown publicly.

  2. 2

Choose firm price or best offer

Pick how buyers can transact: a firm price they can accept in one click, or an or-best-offer listing that takes written offers you can accept, counter, or decline. Either way, buyers see the private details only after accepting the platform's one-time confidentiality agreement.

  3. 3

    Share documents safely

Upload the note, mortgage or deed of trust, title policy, and payment history. They're released only to signed-in buyers who have accepted the platform's confidentiality agreement, through short-lived, access-checked links — never publicly, never indexed.

  4. 4

    Accept an offer and close

Negotiation and messaging stay on Note Central. When you accept an offer — or a buyer takes your firm price — the note is marked sale pending and the closing is completed with independent professionals, coordinated by the platform. Note Central never holds the funds; the platform technology fee is always shown before you commit.

How trust works here

No black box — the rules of the marketplace are the same for everyone.

One-time confidentiality agreement

Accept the platform's confidentiality agreement once and full detail unlocks on every active listing — the exact street address and the seller's documents. The agreement is public, so both sides know the terms up front.

Offers & messaging on-platform

Negotiation happens here: accept a firm price in one click, or trade offers and counters until one side accepts. Every message stays in one thread on Note Central, and the parties' contact information is never exchanged.

Independent closing professionals

Note Central never holds funds, never brokers, and never gives legal, tax, or investment advice. Closings are completed with independent professionals, with the platform coordinating the process.

Operated by Note Central LLC

A North Carolina limited liability company. We run the marketplace and coordinate the process — never a broker, and never a party to the note sale itself. A platform technology fee applies when a note sells, always shown before you commit.

Seller questions

What does it cost to list a note?

Nothing to list. Every account can keep unlimited active listings free, with no time limit. A platform technology fee applies when your note sells — the fee is disclosed before you accept any offer.

Is the property address public?

No. Buyers see the city, state, zip, and county so they can evaluate the market, but the exact street address unlocks only for signed-in buyers who have accepted the platform's confidentiality agreement.

Who can see the documents I upload?

Three groups only: you, signed-in buyers who have accepted the platform's confidentiality agreement, and Note Central admins for moderation and support. Documents are never public and are delivered through short-lived, access-checked links. You're asked to confirm you've redacted Social Security and account numbers before uploading.

Do I have to approve every buyer?

No — there's no approval queue to manage. Every buyer with full access has accepted the same platform confidentiality agreement, recorded against their account. Offers, counters, and messages all come to your dashboard, so you still decide which offers move forward and when.

How do I get paid?

At closing. Once you accept an offer, the sale is completed with independent professionals — typically attorneys, escrow, or title — with the platform coordinating the process. Note Central never holds or moves the purchase funds, and the platform technology fee is disclosed before you accept.

Can I sell just part of my note?

Yes. In a partial sale, the buyer purchases a set number of the borrower's upcoming payments, and after those payments the note reverts to you. The listing shows the payment count and the built-in calculator accounts for it.
