Mortgage Notes for Sale: Where to Find & Buy Notes

Once you understand how note investing works, the next question is practical: where do you actually find mortgage notes for sale? There are five main channels, each with its own trade-offs in access, quality, and price.
1. Banks & credit unions
Lenders sell loans off their books — but usually in bulk pools to established buyers, not one-off notes to newcomers. Access is relationship-driven and the minimums are high. Great later; tough as a starting point.
2. Hedge funds & note funds
Funds buy large pools, then re-sell individual notes or smaller pools downstream. You can buy from them, but you’re often a few steps down the food chain and pricing reflects everyone’s margin along the way.
3. Note brokers & “tapes”
Brokers circulate spreadsheets of available notes (“tapes”). It’s a real source of inventory, but quality varies, the same tape may be shopped widely, and you’ll need to vet both the note and the broker. Watch for diligence gaps.
4. Online note marketplaces
Marketplaces list notes you can search and filter — by note type, performance, lien position, state, price, balance, and LTV — and let you make offers and message sellers in one place. The best ones gate sensitive borrower and document details behind a confidentiality agreement so diligence is structured. This is usually the most accessible channel for individual investors.

Many notes are held by individuals who carried back seller financing and now want cash. Buying direct can mean better pricing and less competition — and a marketplace is often where those private sellers list.

Wherever you source, triage every note the same way:
- Define a buy box — lien position, states, price range, minimum equity (ITV) cushion, and performance type.
- Read the quick ratios — discount, ITV, LTV, and yield — to shortlist in seconds.
- Run full diligence on the collateral file, title, value, and legal status before you commit a dollar.
